The Property Industry Foundation is delighted to welcome Grindley on board as the project builder, joining Homes NSW, the City of Sydney, The Salvation Army, the Goodman Foundation, and over 20 leading property and construction partners in making the ambitious 19-bedroom project possible.

Haven House South Dowling is positioned to break ground early in 2026 and we spoke to Matthew Macauley, Chief Executive Officer, Grindley about his organisation’s commitment to the life-changing project.
Why did Grindley want to join Haven House South Dowling as lead builder?
We were enthusiastic to join this project as it represents the best of what the construction industry can achieve when it works with purpose.
The Property Industry Foundation’s mission is to create a safe home for vulnerable young people, which aligns strongly with our commitment to community-building and long-term social impact. Grindley is a proud builder of community-based projects. Haven House South Dowling is a flagship initiative in Sydney’s inner city, and we grabbed this opportunity to contribute our experience in complex, community-focused projects to something that will genuinely change lives now and into the future.

What is most valuable about this development?
Haven House South Dowling delivers something Sydney urgently needs – long-term, supported accommodation designed specifically for young people facing homelessness. The development includes 19 bedrooms, communal spaces, meeting rooms and a rooftop terrace; this isn’t just a place to stay, but a place to stabilise, grow, and build independence. “A haven from the streets”. Its central location in Surry Hills is close to transport and services, which makes it invaluably accessible. What’s most exciting is that this is not a temporary solution, it’s a pathway to a different future.

Our approach is grounded in disciplined planning, clear communication, and a deep respect for the people who will ultimately call this place home. Our approach will be underpinned by our experience delivering sensitive community environments, where safety, quality and stakeholder coordination are paramount. For Haven House South Dowling, we will apply the same discipline we bring to all our projects; ensuring the building is safe, durable, and designed to support wellbeing. Consistent collaboration with the Foundation, The Salvation Army, Homes NSW and the wider project partners will be foremost to our delivery success.
How did this project align with your organisation’s values?
Our involvement in Haven House South Dowling is a natural extension of our values. Safety sits at the heart of this project, ensuring young people have a secure, well‑designed place to call home. Integrity guides the way we work with the Foundation and project partners, providing transparent advice and honouring the trust placed in us. Discipline shapes our planning and delivery, bringing clarity, control and consistency to a complex redevelopment. And ultimately, Confidence in the Finish drives us to deliver a building that is robust, welcoming and ready to support residents from day one. On a project like this, our values aren’t just words on a wall, they inform every decision and every interaction.
Why is having a secure home and the right support so vital for breaking the cycle of youth homelessness?
Youth homelessness is not just about housing; it’s about safety, stability, the chance to build a future and reshape broken lives. A secure home provides the foundation for education, employment, health and connection. When paired with the support provided by the Foundation and its frontline charities, young people can address the barriers they have faced. Long-term supported accommodation gives them time, space and guidance to move from crisis to independence.
How does the South Dowling project demonstrate the impact of collaboration within the industry?
This project is a powerful example of what can be achieved when the Government, industry and community organisations work together. Alongside the Property Industry Foundation, City of Sydney provided a 50‑year ground lease, Homes NSW and the Goodman Foundation contributed major funding, and more than 20 industry partners have supported the development. Each organisation compliments the other, bringing together different strengths to create a project that no single group could deliver alone. It shows the industry at its best, mobilising expertise, resources and goodwill to create lasting social value.

We’re proud to be partnering with the Property Industry Foundation on a project that delivers real, long-term benefits for young people in Sydney. We’re also looking forward to supporting the foundation through initiatives such as the annual Tour de PIF in 2026 and we’re committed to an ongoing relationship with the Foundation. Haven House South Dowling is a critical piece of community infrastructure. Grindley has been working together with not-for-profit organisations since our inception 38 years ago and look forward to playing a role in bringing Haven House to life.
